                                                        building, 112-unit project is proposed for the parcels at 2800 and 2810
                                                  AE. Oakland Park Boulevard (the SE corner of Bayview and Oakland Park
                                                  and the parcel directly to the south across NE 30th Place.) The project, which will
                                                  replace an existing bank and office building and a parking lot, will rise to 160’ in
                                                  height along Oakland Park, plus approximately 20” additional height for rooftop
                                                  “appurtenances”. Separate applications have been submitted for the north and
                                                  south parcels. The sites are highlighted on the following aerials.

                                                  The applicant is 2810 E Oakland LLC, which is controlled by Nikolay P. Polyushkin and
                                                  Yuri Kharitonenkov of Hollywood. Here is a link to the company’s website:  https://
                                                  vera.fund/. The land was purchased in December 2023 for $10,425,000 and has
                                                  been on the market for some time. It’s unclear if the owners are planning to develop the
                                                  site themselves or are seeking approvals with the intent to sell “shovel ready”.
