Dear Neighbors,
he combination of the water main project and the renovation of the Ferrari-
Maserati Dealership has tried our patience and thrown our neighborhood into
T chaos. There is a light at the end of the tunnel. The streets will be milled and
new asphalt with be installed by the end of June. The blue water pipes will be
connected to the water main and they will disappear underground.
The Board of Directors met with the Ferrari-Maserati dealership to discuss ways to
mitigate the impact of a potential change in their renovation to a 3-story structure
(34’ to 36’) from a 2-story structure (22'6") after the original plans had been
approved last year. This is a very significant change (12’ to 14’ taller) and we are
Linda W. Bird, President naturally concerned with how such a building will impact the aesthetics, image and
Lakes Estates property values of our neighborhood.

We asked the dealership to address our neighborhood compatibility concerns which
were agreed to in our meeting with the dealership for the DRC's process for approval:
• Ferrari-Maserati Dealership to pay for and coordinate with FPL to move all power-lines on Northeast 27th Avenue
underground and will hire a professional landscape architect to design an unrestricted, three levels of trees and
landscaping to provide an opaque green space at the rear of the new structure without a wall. This will widen the Lake
Estates Linear Park to 20 plus feet from the edge of Northeast 27th Avenue. It will also buffer the residential community
from the commercial district and eliminate our chronic problems with Asplundh to prevent the drastic V cutting of the
trees which were dedicated in 1972 as the first beautification project for the City of Fort Lauderdale by then Mayor
Virginia Young.
The three levels proposed will be Sabal Palm trees, Wax Myrtle trees and hedge material to accompany the existing
trees. The new landscaping complement the existing landscaping to the north approved by the $1,000,000 Bond
Program for our Lake Estates Linear Park. (see photo).
Other items agreed were:
• the construction of the wall separating our neighborhood from the parcel at the north and south end of the building
• a sound barrier either with glass or louvers where there is open space in the rear of the building
• make the rear of the building a solid paint color with no accent colors which would draw attention to it
• downward lighting to minimize light spillage
• noise operations of the dealership will be moved into the new building
• the portion on the south end will have more landscaping to buffer the view from traffic traveling north
In the event that the FPL powerlines cannot be buried underground, our Board discussed opposing the 3rd floor revision
unless it could be set back either way to reduce the “great wall” impact from the neighborhood especially considering
the minimum setback the city required for their original plans.
